The Selling Process (or ways to make this quick and painless!) |
Selling
your home is a partnership.
My Part: I will show you the recent comparable sales in your neighborhood and help you choose a price that will net you a sale in the least amount of time for the best price. I will have it on my website and others where buyers will see it. I will have it in MLS with plenty of pictures and a good description so buyers and their agent's will find it and want to see it. I will use a showing service to set the appointments for agents to show your home. This allows agents to call one number that they know by heart or have on speed dial instead of having to call me or my office. The showing service will alert you to when these showings will take place. The agent will receive an email from me asking for feedback. You will be able to access this feedback. I will provide advice, opinions and guidance, including preparing your home for marketing and staging for showings. I will provide superior negotiation skills to help you with offers, counter offers, contract negotiations, in a manner that will reduce tensions and get the job done! Your Part: Before we list the home spruce it up! Curb appeal is important. Keep the yard mowed, edged, watered, plant a few flowers, etc... How does your front door area look? Remember, buyers will be standing here while the agent unlocks the door. Make sure the porch is swept, door is freshly painted or oiled, and the door knob shines. Once inside, try to keep the home clutter free. Pack up what you won't need before the move and store it elsewhere if possible. It will make your home look bigger. I can provide you with printouts with more ideas for making your home look its best and will discuss with you the things that I think will provide you the best and quickest sale based on your home. Never turn down a showing if at all possible! The showing is seldom rescheduled. The buyer just looks elsewhere. Relocation buyers are the best kind. They come into town for a few days, see as many homes as their REALTORŪ can show them and pick one. Keep your home in "showing condition" at all times if possible! You never know which looker will be your buyer! Call me so we can get started!
